Whether your lease is up, you’ve decided to move on, or your circumstances have changed, ending a tenancy correctly is just as important as starting one. Doing it the right way protects your bond, your rental history, and your peace of mind.
The first step is providing the correct written notice to your property manager. The notice period required depends on your type of tenancy — fixed term or periodic — and must be provided in writing to be legally valid. Once notice is given, both parties can begin planning for a smooth handover.
As your end date approaches, focus on returning the property to the condition it was in at the start of your tenancy, accounting for fair wear and tear. This means cleaning thoroughly, repairing any damage you caused, removing all of your belongings, and ensuring any agreed responsibilities — such as lawn care — have been attended to.
At the exit inspection, your property manager will compare the property’s condition against the original entry condition report. Being present for this inspection is a good idea — it gives you the opportunity to address any concerns on the spot rather than receiving a bond claim after the fact.
Once the property has been vacated and keys returned, the bond refund process begins. If the property manager and landlord agree that no claim is needed, your bond can be refunded promptly through the RTA. If there is a dispute, the RTA’s dispute resolution service is available to both parties.
