Every person who rents a home in Queensland deserves to live in a property that is safe, secure, and functional. Since September 2024, minimum housing standards have applied to all Queensland rental properties — and knowing what these standards require puts you in a stronger position to advocate for your rights.
Minimum housing standards require that rental properties be weatherproof and structurally sound. This means the roof, walls, ceiling, and any decks or stairs must be in good condition and not pose a risk to the tenant’s safety. Roofing and windows must prevent water from entering the property during rain.
Properties must also be free from mould and vermin at the start of the tenancy, and landlords are required to address any mould or pest issues that arise during the tenancy if they are not caused by the tenant’s own actions. All external doors and windows that can be reached without a ladder must have functioning locks or latches.
Privacy coverings — such as blinds or curtains — are now required for all windows in rooms where tenants have a reasonable expectation of privacy. Adequate plumbing and hot water must be provided, and any fixtures or fittings supplied with the property must be in good repair and safe for normal use.
If a property fails to meet minimum housing standards, tenants have a range of options — from requesting emergency repairs to applying for a repair order through QCAT. In some circumstances, a tenant who discovers non-compliance within the first seven days may be entitled to vacate without penalty.
At Sapphire Estate Agents Queensland, every property we manage meets current minimum housing standards. If you have concerns about your rental property, don’t hesitate to reach out to our team today.
