Shifting to a new place? Sounds good, but before that, we need to take care of a few simple things. And among them, one is the rental bond. It’s standard across Queensland, but let’s be honest, it still confuses a lot of renters.
So if you’re feeling unsure, don’t stress. Here’s what you need to know:
What is a rental bond?
A rental bond acts as a safety net for an individual before moving into a new place. It’s a security deposit you pay before moving in, usually equal to four weeks’ rent. But if your weekly rent is $700 or more, there’s a space for negotiation.
This bond isn’t just sitting in your landlord’s bank account. They’re not allowed to keep it themselves.
Where Does Your Bond Go?
The Residential Tenancies Authority (RTA) is an independent government body that looks after the bond money on behalf of both tenants and landlords. So, yes, in Queensland is legally required to be lodged with this government body for safekeeping.
Once you lodge your bond, the RTA should issue you an official receipt. It usually turns up within a couple of weeks. Haven’t seen anything? Give your property manager or landlord a nudge.
What Happens to Rental Bonds When You Move Out?
You can claim your rental bond back, provided the property’s condition is acceptable when you vacate. Let’s say if you leave the place clean, undamaged, and with no outstanding rent, you can get the bond back fully.
But sometimes, things don’t go smoothly. Maybe there’s a disagreement over cleaning or damage. That’s where the RTA steps in, offering a fair and neutral process to help resolve disputes between parties.
