Your Guide to Rental Property Inspections in Queensland

Your Guide to Rental Property Inspections in Queensland

If you’re renting in Queensland, you’ve probably wondered what happens during those regular property inspections. Don’t worry – they’re not as scary as they might seem!

What are Regular Inspections all about?

Think of rental inspections as a health check for your home. Just like you’d take your car for a service, landlords need to check their property is running smoothly.

These inspections help:

  • Spot any repairs that need doing
  • Make sure you’re safe and comfortable
  • Keep the property in good shape for everyone

Queensland’s Inspections Rules made simple

In Queensland, your landlord can inspect your rental once every three months. That’s only four times a year – not too bad, right?

You’ll get at least 7 days’ written notice before any inspection. This gives you time to tidy up and plan your day.

Inspections happen between 8 AM and 6 PM, Monday to Saturday. No Sunday inspections unless you agree to it in writing.

What happens during an Inspection?

The property manager will spend about an hour looking around your home. They’re checking three main things:

  1. Anything broken or damaged
Things like cracked tiles, leaky taps, or dodgy door handles.
  2. Safety concerns
Smoke alarms, security locks, and any potential hazards.
  3. General cleanliness
Is the place reasonably tidy and well-looked-after?

Your rights as a Queensland Tenant

You have the right to be present during the inspection. In fact, we recommend it! This way you can:

  • Point out any issues you’ve noticed
  • Ask questions about maintenance
  • Make sure everything goes smoothly

This inspector can look in cupboards and storage areas that came with the property. But they can’t go through your personal belongings or private storage you’ve added.

Getting ready for your Inspection

You don’t need to deep-clean like you’re selling the place. Just aim for “reasonably clean and tidy.”

Quick Kitchen Checklist

  • Do the dishes and put them away
  • Wipe down bench tops and stovetop
  • Take out the rubbish
  • Make sure appliances are working

Bathroom Basics

  • Give the toilet, shower, and sink a quick clean
  • Put personal items away neatly
  • Check that everything’s working properly
  • Clear any mould from tiled if needed

Living Areas

  • Put away clutter and personal items
  • Vacuum carpets and mop floors
  • Dust obvious surfaces
  • Make sure windows and doors work properly

Bedrooms

  • Make beds and tidy up
  • Put clothes away
  • Check for any carpet stains or wall marks

What about Photos?

Property managers might take photos of any damage they find. This helps them arrange repairs later.

They can’t photograph your personal belongings or anything that could identify you. If you’re uncomfortable with photos, speak up – you have rights here too.

Common Inspection Issues

Wear and tear is normal. Small scuff marks, slight carpet wear, or minor scratches are expected after living somewhere.

Damage is different. Large holes in walls, broken fixtures, or significant stains might be considered damage.

When in doubt, ask! Our property managers are happy to explain the difference.

What if something needs fixing?

Inspections are actually great opportunities to get things fixed. If you’ve noticed:

  • Dripping taps
  • Faulty lights
  • Dodgy door locks
  • Heating or cooling problems

Let the property manager know during the inspection. It’s their job to arrange repairs for these kinds of issues.

Don’t stress about it.

Remember, property managers do dozens of these inspections every month. They’re not expecting perfection – just a reasonable standard of care.

Most tenants pass their inspections without any problems. As long as you’re looking after the place and haven’t caused any damage, you’ll be fine.

Preparing the Night Before

If you’re feeling anxious, do a quick walk-through the evening before:

  • Turn on all lights and taps to check they work
  • Have a general tidy-up
  • Make a list of any maintenance issues to mention
  • Get a good night’s sleep!

After the Inspection

You should receive a copy of the inspection report within a few days. This will note any issues found and what action (if any) will be taken.

If repairs are needed, the property manager will arrange these. If there are concerns about property care, they’ll discuss this with you directly.

Bottom Line

Rental inspections in Queensland are straightforward and happen only four times a year. Keep your place reasonably clean and well-maintained, and you’ll have nothing to worry about.

At Sapphire Estate Agents Queensland, we believe in clear communication and treating tenants with respect. If you ever have questions about inspections or your tenancy, don’t hesitate to ask.

Remember: A good rental inspection benefits everyone. You get a well-maintained home, and your landlord keeps their investment in good shape. It’s a win-win!
