Rooming Accommodation: What the September 2026 Deadline Means

Rooming Accommodation

Queensland’s rooming accommodation sector is approaching a significant compliance milestone. As of September 2026, updated obligations come into effect for rooming accommodation providers — and those who have not yet reviewed their agreements, processes, and documentation need to act now.

Rooming accommodation in Queensland is regulated under the Residential Tenancies and Rooming Accommodation Act 2008, with specific provisions that reflect the shared, room-by-room nature of this housing type. The September 2026 updates extend and clarify a number of obligations that apply to providers — including those who let three or fewer rooms and live on the premises.

One of the key changes relates to bond handling. Since June 2024, providers of rooming accommodation where three or fewer rooms are available and the owner lives on site have been required to lodge bonds with the RTA — bringing them in line with the obligations that apply to larger rooming accommodation operations. Providers who were previously holding bonds privately need to ensure these have been correctly lodged.

Agreement documentation is another area of focus. Rooming accommodation agreements must clearly set out the house rules that apply to the premises, the services included in the accommodation charge, and the notice periods that apply to both parties. Agreements that are vague, incomplete, or do not comply with the approved form create significant risk for providers in the event of a dispute.

Entry, inspection, and removal processes for rooming accommodation also have specific rules that differ from standard residential tenancies. Providers should ensure they are familiar with the correct notice periods and grounds that apply when asking a resident to leave — getting this wrong can result in a removal being successfully challenged.
