Your rental bond is likely one of the larger upfront costs you’ll face as a tenant — typically equivalent to four weeks’ rent. Protecting it throughout your tenancy and recovering it in full at the end requires a little knowledge and a lot of diligence.
In Queensland, all bonds must be lodged with the Residential Tenancies Authority (RTA) within 10 days of receipt. A landlord cannot hold your bond privately, and if they fail to lodge it with the RTA, they are in breach of the law. Once lodged, the RTA holds the bond independently until both parties agree on how it should be refunded.
Your best protection starts on day one. Take the entry condition report seriously — walk through the entire property, photograph every room and every existing mark or defect, and ensure all of it is documented before you sign and return the report. This record is your primary defence against unfair bond claims at the end of the tenancy.
Throughout your tenancy, keep the property clean, report maintenance issues promptly in writing, and avoid causing damage beyond normal wear and tear. If something breaks through no fault of your own, report it immediately — leaving it unaddressed can sometimes create the impression that damage was caused by neglect.
At the end of your tenancy, clean the property thoroughly and address any damage you are responsible for before the exit inspection. Being present for the inspection gives you the opportunity to discuss any concerns with the property manager directly.
If a bond dispute arises, the RTA offers a free dispute resolution service — and in most cases, disputes can be resolved without going to QCAT. If you have questions about protecting your bond, Sapphire Estate Agents Queensland is here to help. Contact us today.
